An Old Home in Need of a Face-Lift.

The Drew Street home in Burlington is a historic single family home built in 1859. When Building Energy purchased the property the house still had several of the original windows and much of the original plaster intact. 

It was poorly insulated with a blower door test reading of 5,400 CFM 50 which indicates an extremely leaky home. It had several poorly constructed additions making it a duplex and had numerous safety and building code violations.

The Solution: A Deep Energy Retrofit

Our expert and energy efficienct building practices at Northeast Construction and Building Energy were put to the test at this dilapitated home. Our work focused on reducing the carbon footprint by decreasing air leakage and energy use which in turn transformed the interior space into a healthy and sustainable living environment.

The structure’s original 2 X 4’s, rafters and foundation were preserved using best practice techniques. Closed cell spray foam insulation and dense pack cellulose insulation tightened the building’s thermal envelope. We incorporated insulated concrete forms where the foundation needed replacement. 

The following upgrades were made to the home:

Foundation Insulated on the interior to R20
Basement Floor Insulated to R20
Walls The interior was insulated with 3.5″ of closed cell spray foam, the exterior was insulated with 2″ of rigid foam board improving the R-Value to R35
Roof A combination of closed cell spray foam, dense pack cellulose insulation and rigid foam board were incorporated to provide a thermal break and increase the R-value of the roof to R55
Windows and Doors Fiberglass doors were installed and Pella double hung wooden windows were used. The windows were installed in code with the Burlington Historic Building Regulations
Heat York Affinity Furnace with a 98% AFUE rating was installed
Hot Water Rinnai on-demand water heater
Ventilation Venmar HRV System
Appliances ENERGY STAR tier 3 rated washing machine, dishwasher and refrigerator
